SKB Südkreuz Berlin

Deutsche Bahn's long-distance rail concept, which incorporates Berlin-Hauptbahnhof in the centre of the city, Berlin-Spandau in the west, Berlin-Gesundbrunnen in the north, Berlin-Ostkreuz in the east and Berlin-Südkreuz in the south, includes regenerating the respective development areas. Our focus is on the area around Südkreuz station. The Schöneberg Südkreuz urban redevelopment area is flanked to the east and west by the S1 and S2 railway lines, to the south by the A100 Schöneberg junction section of the urban motorway, and to the north by Yorckstrasse. It takes in areas that are predominantly for industrial, railway and infrastructure use. The expression "Schöneberger Linse" refers to the area on both sides of Tempelhofer Weg between Südkreuz long-distance train station and Schöneberg S-Bahn (suburban train) station. It is an industrial area in transition, with housing, a school and shops. Extensive areas, especially at Südkreuz station, are still undeveloped, and other areas underused. Public and private investments are to regenerate the neighbourhood into an urban space with its own identity. Being conveniently placed regarding transport facilities and links, Berlin-Südkreuz is to become the "gatway to BBI" when Berlin Brandenburg International Airport (BBI) and Berlin's Airport Express are both up and running. The aim is to attract services and commercial activities that can take advantage of the site's outstanding transport links, including to the city motorway network.

LIP - Ludger Inholte Projektentwicklung acquired two adjacent plots of land opposite Berlin-Südkreuz station to the west. They are being developed together but are two different projects. Retail and office premises are envisaged for this location, which lies between Tempelhofer Weg, Hedwig-Dom-Straße and Sachsendamm. The original plan included a hotel but the idea was dropped after intensive discussions.

The land use concept was given much careful consideration before the preliminary planning was prepared by Hadi Teherani and pbp (Prasch Buken Partner). Submission of the planning application was scheduled for early July 2017 with the tendering process running simultaneously. Construction is scheduled to begin in 2018, assuming planning permission is granted by July 2017 and a general contractor hired by early 2018. We expect both projects to be completed by autumn 2019.

Both plots are of almost equal size with an area of around 6,300 m² in total and the proposed buildings will have nine storeys. Due to the slight incline, one or two underground floors with separate access roads are planned. One site will accommodate approx. 3,000 m² of commercial space and 8,800 m² of office space, and the second 13,300 m² of office space. More than 200 underground parking spaces are planned. 

KVL has been involved in this project since August 2016 and provides typical LIP project management services. This includes preparation of a cost estimate at the end of the preliminary planning phase and coordination of the overall project schedule.
